TRSA Webinar Offers Maintenance Tips

TRSA recently tackled the important topic of laundry equipment maintenance in its latest webinar, titled “Preventive/Predictive Maintenance.” The hour-long webinar was hosted by Charles Hawkins, supervisor of technical support, Pellerin Milnor Corp., Kenner, LA. Hawkins is a graduate of TRSA’s Production Management Institute (PMI), and a member of TRSA’s Education Committee and Maintenance Management Institute (MMI) Development Committee. The webinar was sponsored by Monarch Brands, Philadelphia.

Hawkins kicked off the webinar by reviewing the three types of maintenance commonplace in commercial laundry operations. These include the following:

  • Preventative – keep the equipment from breaking
  • Corrective – fix the equipment after it has broken down
  • Predictive – identify the components that are failing and replace them before they break down

“Total maintenance costs are the combined repair and routine maintenance costs,” Hawkins said. “The goal is to aim for the sweet spot. This is the point where the repair costs have stopped going down at a faster rate than compared to the rate of increase in the maintenance costs.”

Hawkins outlined the advantages of running a predictive maintenance program in your laundry plant. There are several positive aspects to running predictive maintenance in your plant. These include the following:

  • The program is cost effective for your plant
  • Helps prevent unexpected equipment failure
  • Leads to less downtime of equipment
  • More evaluation while equipment is online
  • Timeliness

Hawkins closed by stating the importance of a high-quality plant maintenance operation. “You and your staff affect the overall performance and profitability of a plant,” Hawkins said. “You are the key part of a safe operation. You can do a lot to keep the morale in the plant high. A maintenance staff that does a good job of maintaining a plant directly affects the productivity of a plant.”
